Homeowners insurance questions
Why is homeowners insurance hard to get in California?
Many California insurers have limited or paused new homeowners policies in recent years, especially in areas with wildfire risk. Shopping several carriers early, before you remove your contingencies, gives you the most options.
What is the California FAIR Plan?
The FAIR Plan is California's insurer of last resort for fire coverage when a home can't get it in the regular market. It covers fire and a few named perils, so it is usually paired with a separate "difference in conditions" policy for theft, liability and water damage.
When should a buyer get an insurance quote?
As soon as you're serious about a home, and before you remove your contingencies. Your lender requires proof of homeowners insurance before closing, and the premium affects your monthly payment and how much you qualify for.
Does homeowners insurance cover earthquakes or floods?
No. Standard homeowners policies exclude both. Earthquake coverage is a separate policy, for example through the California Earthquake Authority, and flood insurance is separate too. Lenders require flood insurance for homes in FEMA high-risk flood zones.
What information do you need for a quote?
The property address, year built, square footage, roof age, number of stories, whether there is a pool, trampoline or dog, and your current insurer if you have one. We never ask for your Social Security number on this form.
